1. Introduction

Flatshare.gr is an online platform designed to facilitate communication between people looking for flatmates, rooms or shared accommodation and people offering a room or accommodation for sharing.

The platform acts solely as a means of connection and communication between users. Flatshare.gr is not a real estate agency, does not act as a landlord, tenant, property manager or representative of any user, and is not a party to any agreement that may be entered into between users.

2. Eligibility

To use Flatshare.gr, you must:

• Be at least 18 years old.
• Have full legal capacity to enter into binding agreements.
• Provide true, accurate and complete information when registering and using the platform.
• Use the platform in accordance with these Terms, applicable law and good faith.
• Not have been previously banned from using the platform due to a violation of the Terms or unlawful behaviour.

By using the platform, you represent and warrant that you meet the above requirements.

3. Account Creation

Certain features of the platform may require the creation of an account.

When creating an account, you agree that:

• You will provide accurate and up-to-date information.
• You will not create an account using false information.
• You will not use another person’s information without permission.

Such content may include, by way of example:

• Profile description
• Room or property listings
• Photos
• Location or area of interest
• Budget
• Flatmate preferences
• Information about amenities, house rules or living conditions

You are solely responsible for any content you publish, send or share through the platform.

It is prohibited to publish content that is false, inaccurate, misleading, offensive, defamatory, threatening, racist, sexist, discriminatory, pornographic, inappropriate, illegal, contrary to public morals, infringing the rights of third parties, contrary to the purpose of the platform, or promotional/commercial without prior permission.

Flatshare.gr reserves the right, without prior notice, to remove, hide or modify content that violates these Terms or applicable law.

5. Communication Between Users

The platform may provide users with the ability to communicate through messages, contact forms or other chat functions.

All communication through Flatshare.gr must be polite, lawful and consistent with the purpose of the platform.

It is prohibited to use communication features for:

• Harassment, threats or intimidation
• Insults or abusive behaviour
• Sending unsolicited mass messages
• Fraud, deception or attempts to exploit other users
• Sending illegal or inappropriate content
• Collecting personal data of other users without consent
• Promoting products, services or third-party platforms without permission

Flatshare.gr may review user reports and, where necessary, access relevant communication data for reasons of safety, support, investigation of violations or compliance with the law.

6. Permitted Use of the Platform

Flatshare.gr is intended solely for lawful use related to finding flatmates, rooms or shared accommodation.

You agree not to use the platform for:

• Illegal activities
• Fraud or deception
• Harassment or threats against other users
• Publishing false listings
• Impersonating another person
• Collecting user data without permission
• Sending spam or unsolicited messages
• Promoting third-party services without written consent
• Infringing intellectual property rights
• Interfering with or disrupting the operation of the platform
• Using automated tools, bots, scrapers or crawlers without permission
• Posting content unrelated to the purpose of the platform

Commercial use of the platform is permitted only with the prior written approval of Flatshare.gr.

7. Safety and Interactions Between Users

Flatshare.gr does not carry out mandatory background checks, criminal record checks, financial reliability checks or suitability checks on users.

Communication, meetings, agreements, leases or flatsharing arrangements between users are carried out solely at the users’ own responsibility.

We recommend taking reasonable precautions, such as:

• Carefully checking the information you receive.
• Avoiding sending money before verifying the reliability of the other party.
• Meeting people for the first time in a safe or public place.
• Avoiding sharing sensitive personal or financial information.
• Requesting a written agreement for any financial or housing arrangement.
• Reporting suspicious or abusive behaviour.

Flatshare.gr does not guarantee the reliability, safety, behaviour, legality or suitability of any user, room, property or listing.

8. Listings and Property Information

Users who publish listings represent that the information they provide is true, accurate and not misleading.

In particular, listings should clearly describe:

• The area or location
• The type of space
• The cost or budget
• Any additional expenses
• Availability
• Basic flatsharing terms
• Any important information about the space

It is prohibited to publish false or misleading listings, use photos that do not correspond to the actual space, or conceal essential information.

Flatshare.gr is not responsible for the accuracy, completeness or legality of listings published by users.

9. Payments and Financial Transactions

If Flatshare.gr offers paid services, subscriptions or paid features in the future, the relevant terms, prices and payment methods will be displayed before the completion of each transaction.

Users must provide accurate and lawful payment information.

Flatshare.gr may cooperate with third-party payment providers for the processing of transactions. In such cases, payment processing may also be governed by the terms of the relevant provider.

Flatshare.gr is not responsible for errors, delays, rejected transactions or technical issues caused by third-party payment providers.

Financial agreements between users, such as deposits, rent, guarantees or shared expenses, are made exclusively between the users and at their own responsibility. Flatshare.gr is not a party to such agreements.

10. Third-Party Service Providers

For the proper operation of the platform, Flatshare.gr may cooperate with external service providers, such as:

• Website hosting providers
• Cloud service providers
• Email service providers
• Technical support providers
• Security providers
• Analytics tool providers
• Payment providers, where used

The use of such services is intended to support the provision, security, improvement and maintenance of the platform.

11. Intellectual Property

All content, design, graphics, logos, texts, visuals, structure, code and other elements of the platform, except for user-generated content, are the intellectual or industrial property of Flatshare.gr or its licensors.

Without prior written permission, the following are prohibited:

• Copying
• Reproduction
• Modification
• Redistribution
• Commercial exploitation
• Decompilation or reverse engineering of the platform

Users retain the rights to the content they publish, but grant Flatshare.gr a non-exclusive, royalty-free, worldwide licence to use, store, display, reproduce and distribute such content solely to the extent necessary for the operation, promotion and improvement of the platform.

12. Privacy and Personal Data

The use of Flatshare.gr is also governed by the platform’s Privacy Policy.

By using the platform, you acknowledge that the collection and processing of your personal data is carried out in accordance with the Privacy Policy.

13. Reports and Violations

After receiving a report, Flatshare.gr may, at its discretion, take actions such as:

• Contacting the user
• Removing content
• Restricting features
• Temporarily suspending an account
• Permanently deleting an account
• Cooperating with competent authorities, where required

Flatshare.gr is not obliged to inform the reporting user of all details of the review or the actions taken.

14. Suspension and Termination of Use

You may stop using the platform or request deletion of your account at any time.

Flatshare.gr reserves the right to suspend, restrict or delete your account, temporarily or permanently, if:

• You violate these Terms
• You violate applicable law
• You provide false or misleading information
• You use the platform in an abusive or harmful way
• You harass, threaten or deceive other users
• You endanger the security of the platform or its users

Suspension or deletion of an account does not limit Flatshare.gr’s right to take any other lawful action where necessary.

15. Availability of the Platform

Flatshare.gr makes reasonable efforts to ensure that the platform operates smoothly and securely.

However, we do not guarantee that the platform will be available without interruption, errors or technical problems.

Access to the platform may be temporarily interrupted for reasons such as:

Flatshare.gr is not responsible for any loss of access, delay, technical error or temporary unavailability of the platform.

16. Disclaimer of Warranties

Flatshare.gr makes no warranty regarding:

• The availability of rooms or properties
• The legality or suitability of any listing
• The behaviour, reliability or identity of users
• The successful finding of a flatmate or accommodation
• The safety or suitability of any flatsharing arrangement
• The conclusion or performance of any agreement between users

Any communication, meeting, agreement, payment, lease or flatsharing arrangement between users is carried out solely at the users’ own responsibility.

17. Limitation of Liability

To the maximum extent permitted by applicable law, Flatshare.gr shall not be liable for any direct, indirect, incidental, special, consequential or loss-of-profit damages that may arise from:

• The use or inability to use the platform
• The behaviour of other users
• The accuracy or inaccuracy of listings
• Communication or agreements between users
• Meeting or flatsharing with other users
• Any loss of data
• Any technical problems or service interruptions
• Any unauthorised access to your account

Any liability of Flatshare.gr is limited to the extent permitted by applicable law.

18. Indemnification

You agree to indemnify and hold harmless Flatshare.gr, its partners, representatives, employees and providers from any claim, demand, damage, liability, cost or expense arising from:

• Your use of the platform
• The content you publish
• Your breach of these Terms
• Your infringement of third-party rights
• Your unlawful or abusive behaviour
• Any agreement or dispute with another user

19. Links to Third-Party Websites

The platform may contain links to third-party websites or services.

Flatshare.gr does not control and is not responsible for:

• The security of third-party services

• Any damage arising from the use of third-party websites or services

Use of third-party websites is at your own risk.
